A private club in Jávea

A private sports and social club in Jávea

The main courts

Padel at the heart of the club

Six panoramic courts are the main investment and sit at the heart of the plot — glass, floodlight, pines and olives. The clubhouse is a light, single-storey pavilion beside them. Evening play is part of the plan. Tennis and padel classes are run by world-class professionals.

Clay

Three clay courts among pines and olives

Tennis at DLV is clay — three courts on dry ground, among pines and olives, close to the international schools. Match play and world-class coaching sit beside padel. Two pickleball courts share the racket precinct. The club is built around the courts.

Strength & movement

A focused gym pavilion

A single-storey gym pavilion in timber and plaster, with serious equipment overlooking olive trees and a dry Mediterranean garden. Beside it sit a 25-metre pool and a compact spa. A clinic is planned for a later phase — not as part of the initial build.

Family

A kids club designed with the same care as the rest of the club

Indoor-outdoor play, natural materials, shade and a courtyard of their own — so parents can take a court, work for an hour or stay at a long lunch without leaving the grounds. The kids club is a proper room within the club, not an afterthought in a corridor.

The terrace

A relaxed terrace beside the pool

The restaurant sits on the upper side of the gentle slope, with the 25-metre pool alongside it on the same terrace. The idea is simple Mediterranean dining — lunch, a swim and an afternoon at the club. From the tables, members look out over the padel courts and clay tennis below. Founders will also have a dedicated annual dinner.

Jávea

Jávea, close to the international schools

DLV Club sits in Jávea, close to the international schools. A 12,000 m² urban plot of dry hills, pines, and olives, with a gentle slope: restaurant and swimming pool share the upper terrace, side by side; the padel courts and clay tennis sit a little downslope. About 9,000 m² is club ground, almost all of it courts and garden. The build is light: modest single-storey modular pavilions of roughly 800–1,000 m² — a light clubhouse, gym, kids pavilion, and a simple restaurant terrace. The spend is on padel first.

About DLV

About DLV

Who we are

DLV is being created by a group of business leaders and families who live in Jávea and share the same idea: to build a place that we ourselves would genuinely want to use.

The team brings experience across professional sport, hospitality, marketing, technology and online services, with a track record of building and leading successful businesses and organisations.

But DLV did not begin as a business concept. It began with a simple observation from everyday life here: Jávea has an exceptional community and quality of life, but there is still room for a place where sport, family life and social connection naturally come together throughout the year.

We live here too. We understand the need because we experience it ourselves.

Our aim is to create DLV professionally and thoughtfully, while keeping it warm, informal and true to the character of Jávea.

A club for the people who live here

DLV is being designed around the everyday lives of the people who call Jávea home.

Local families, international families, people who have lived here for generations and people who have chosen to make Jávea their home should all feel equally comfortable here.

Sport will sit at the heart of the club, particularly padel and tennis, but the idea goes beyond the courts.

  • A morning match.
  • Children spending time with friends.
  • A coffee after school drop-off.
  • A quiet hour to work.
  • Lunch with friends that turns into an afternoon by the pool.

We want DLV to become a genuine third space between home and work or school: somewhere members naturally return to several times a week, rather than somewhere reserved for special occasions.

The ambition is not to create an ultra-luxury destination or a formal private club.

It is to create a great club for Jávea — active, welcoming, social and built for year-round life.

Founders

DLV will begin with a limited group of Founders who believe in the idea and want to help bring it to life.

Founders are not simply early members. They are people who want to participate in the creation of the club from the beginning and, where applicable, invest alongside the team behind the project.

Our intention is to build a founding group that shares the same long-term vision for DLV: a professionally run, financially sustainable club that becomes a lasting part of life in Jávea.

Founder participation will be limited, and further information regarding the structure, investment opportunity and Founder benefits will be shared privately with interested parties.

Expressing interest at this stage is not a formal commitment to invest. It simply opens the conversation.

Prospective Founders will receive the relevant project, business and financial documentation and will have the opportunity to ask questions and carry out their own due diligence before considering any formal participation.

For those who live here

A club for Jávea, not for the season

DLV is designed for people who live in Jávea — local residents and internationals who have made the town their home. It is not conceived as a holiday membership or a club built around the summer season. Fees are intended to remain accessible enough for year-round residents, with the same welcome for everyone who calls Jávea home. An initial joining fee applies, as listed below. The calendar will be designed to bring families into the life of the club and the town, while a concierge service will help with the practicalities of everyday life as well as the occasional special evening.

FAQ Founders

Clear answers for those considering Founder participation — structure, risk, and what happens next.

Is there a dividend plan?

There is no dividend plan at the outset. By joining as a Founder you take part in the capital and, with it, in value creation from day one. The company’s aim is to build long-term value and an emblematic club for Jávea, designed to last for generations. Management prioritises that development over short-term profit when the latter could limit the club’s potential. In the early years, returns will be reinvested to expand and consolidate the asset. The financial plan projects EBITDA of around €1.25 M in year 5. When the club is developed and stably profitable, partners will agree dividend distributions under the bylaws and shareholder agreements.

At what valuation do partners enter?

Valuation is set in the round, by mutual agreement between Founders and institutional investors. Everyone enters at the same value, on equitable terms. Entering near the start is intended to be the most accessible entry of the project’s journey. If later rounds follow, the asset’s valuation would tend to reflect the club’s progress and sit above this initial entry.

How is it structured commercially?

Founders enter through a vehicle company, designed to ease day-to-day governance of the club. The participation percentage agreed at valuation is not diluted or altered by using that structure: the vehicle organises the entry; it does not change the equity agreed.

What risk do partners take on?

Before Founders enter, the company works to have the land under control and the permits needed to start construction, so land and planning risk are reduced. Founders do not enter if the land is not ready to build.

Can I transfer or sell my share?

Yes. A Founder may transfer their shares to a person who assumes Founder status and the associated equity, keeping ownership and benefits intact. That transfer is subject to the terms of the shareholders’ agreement and club approval, to preserve the character of the founding group.

What if construction is delayed or costs overrun?

Founders enter with a long-term view and multi-generational value creation in mind. Short delays and cost variances are normal risks in a real-estate project. That is why phase 1 is planned with contained, realistic CAPEX — to open the club and develop it from daily operations, reinvesting with better information in later phases — rather than a disproportionate initial CAPEX that concentrates all risk at the start.

How does this differ from a membership?

A classic club joining fee usually gives access only. Here Founders are co-owners (via the vehicle): they enjoy the club and, in addition, a stake in the project, with exclusive benefits tied to that status.

What documents do I sign now?

For now we only collect interest. The next step is a non-binding letter of intent, to form the initial Founder group with priority access to the limited places. Signing it reserves your interest in that group; it is not yet an investment commitment or a capital call.
